  1. Treasurer’s Report
Judy Bauer distributed the HOA’s annual income and expense report for August 1, 2025 to July 31, 2026. 100% of dues were collected. The bank balance is currently $7,115.79. The Treasurer has mailed invoices to all homeowners for FY August 1, 2026 to July 31, 2027.
  2. New Business
Tim Moss-Tiller will be organizing a work party to remove waterline trees that are obstructing views. Mike O’Halloran added sand to the north beach. Tim reminded homeowners they need Board permission to cross common area with electrical cords and water pipes. Tree removal, addition of stairs, retaining walls must have Board approval in writing. Especially if they want to be reimbursed.
VP John Boisen presented the idea of a Capital Improvement Fund (CIF) to assist with KIB HOA Expenses. $4,000 would be paid by new owner of lot/home purchased. The proposal was unanimously approved.
Dock Master Maggie Moss-Tiller reported that the New Dock policy was approved by a majority of HOA members. All 14 Community Docks now have the same encroachment #. The 7 Private docks have their own encroachment #s. She is ordering these new signs and our HOA dues will cover the cost.

Homeowners were reminded to check their insurance coverage for their docks even if they share the dock. Mike Bahr questioned if change in high water will affect lot owners. No info to date.
Carol Ruyf requested that copies of the state of Idaho’s Firework Regulations be distributed at the meeting. Did so.
Tim Moss-Tiller asked if anyone was interested in joining the Board. Nancy Berry was interested. She was nominated and approved.

  1. Members Questions/Concerns:
Mike O’Halloran reported that dog owners are not cleaning up on the Common Area. John Boisen suggested signs and poop bags.
Mike Bahr, Mike O’Halloran and Nancy Berry commented on high number of contractors parking on Boisen – along the road – and obstructing other homeowners passage. They asked for solutions to keep contractors from parking on Boisen. Additional signs needed? – such as “no construction vehicle road parking”. Many members were opposed to additional signs being posted. Contractors can park at the boat launch. Board will work on problem and asked members to confront the issue when it occurs. Current construction homeowners indicated that their work is almost completed – situation will soon improve.
There being no further business, a motion was made, seconded and the members voted unanimously to adjourn at 12:30 for lunch.
    Respectfully submitted,
    Tim Ball, Secretary
    KIBHA
