Tim Moss-Tiller brought the meeting to order. Old and new members introduced themselves.
- Old Business
New builders/remodelers will have the option of submitting a $10,000 bond or a $10,000 Cashiers check.
Reminder that the common areas of the HOA are open to all Residents. If homeowner wishes to encroach on beach area, must submit written request to HOA Board.
Fire pits on the common area are open to everyone. Residents need to notify Board in writing if trees in common area are diseased or in danger of falling. Also notify Board if walkways are in disrepair
The HOA pays for $2 million dollar insurance on HOA property.
DOA has increased annual submerged land lease from $2,400 to $4,900. Good for 10 years.
2. New Business
Treasurers report:
Treasurer Judy Bauer distributed the HOA’s Annual Financial Report for FY 2024-2025. Effective August 1 2024 -July 31 2025. The bank balance is $28,627.05. All homeowners have paid $300 per lot.
Dock Report:
Dock Master Maggie Moss-Tiller talked about recent meeting with DOL to discuss number of docks that are community vs number that are private (grandfathered). Concern is square footage left over after existing dock extensions or new docks. Discrepancies discussed. Several owners of private docks attended. Community docks are a partnership between the dock owners.
Dock signs are required. The Board can order matching signs and bill or homeowners can purchase their own. Dock partnerships, space assignments should be handled between owners, not the Board.
Road Report:
Matt Boisen reported on repaving of both roads after Labor Day. Possible “Road Replacement Fund” – new idea is to charge new owners $2500 – non-refundable- to offset future road repairs. Steve Casey wrote Board a letter concerning Vanilla Courts repaving. Was concerned about inequality with Boisen Loop. The Board responded to explain that both roads will be repaved. Reminder to notify Board if planning to dig into roads for any reason.
Questions:
Mike O’Halloran recognized the work the HOA Board does to keep our organization in line with rules and regulations. Mike Bahr asked that we consider building better mailbox areas. Mike Strom discussed weeds on vacant lots. Lot owners are responsible.
There being no further business, a motion was made, seconded and the members voted unanimously to adjourn.
