Old Business:
Last year Mike Strom asked the Board to consider removing a dying tree along his property line and the community property. Judy met with Mike and both agreed the tree was not totally dead. Also his neighbor, Eilene Sharp thought the tree was fine for now. It was decided to leave the tree alone this year.
New Business:
Treasurer Report: Judy Bauer reported the HOA checking account is expected to end the fiscal year with approximately $28,000.
Matt Boisen reported re: the re-asphalting of Boisen Loop and Vanilla Court. Currently, one $10,000. bond is in effect to cover any further damage to Boisen Loop from the Sonneland’s building which is expected to continue to mid July. There’s been on-going construction along Boisen Loop for several years.
There is also a small area of road damage in front of Rybak’s property. It was reported to Jim Babb (Kidd Island Bay Water Users Association KIBWUA) in 2023, that the water connection was sinking. The KIBWUA Board offered to pay our HOA $2,600. for us to use to repair this section in front of Rybak’s property.
A motion was made, seconded and carried unanimously for the Board to meet with the KIBWUA Board to walk the property and determine how to get this fixed – either by our HOA or the KIBWUA.
A motion was made, seconded and carried unanimously to set the Boisen Loop and Vanilla Court asphalt paving to be completed before September 30, 2025.
Intense discussion ensued on how much to charge for this years HOA dues. A motion was made, seconded and carried (6 to 2) to raise HOA dues for the upcoming fiscal year – August 1, 2025 to July 31, 2026, – from the current $300. to $500. per lot.
Discussion ensued on preparing a policy in writing for use of items on the common area – in particular use of fire pits currently in front of lakefront properties. Maggie made a motion to prepare a written policy. There was no second to the motion.
There being no further business to discuss, Tim Moss-Tiller motioned and Judy seconded that the meeting be adjourned.
Respectfully submitted by Tim Ball, Secretary
