Tim Moss called the meeting to order. Members present introduced themselves.
Judy presented the Income and Expense Statement for the fiscal year that ended July 31, 2019. Balance is $4,839.82. No additions or corrections. Neal Schaefer will post on our website at www.kibha.org.
Don announced that the last vacant lot on Vanilla Ct #38 has sold. The owner is requesting his own dock. The Dept of Lands needs to approve this and per the new owner they are okay with this request. Don, as Dock Master, will ensure all the paperwork is completed.
Tim reported that It has taken 4 years for us to get our 2 roads seal-coated. Ace Sealcoating finally completed the job with only a small increase from the original bid. However, there are still some spider cracks that need to be cutout and repaved before add’l damage occurs. The roads need to be resealed every 3 years.
Judy Bauer has requested that a battery-operated weed whacker and blower be purchased by the HOA. The one she used to trim the road before the seal-coaters came – so they could see the true edge of the road – was electric and required 3-4 extension cords. A motion was submitted and then seconded by Mike O’Halloran. All attendees approved this purchase. The HOA currently owns a gas grill and a metal detector. These 2 new items will be housed at Judy Bauer’s and may be borrowed by other homeowners.
Wanda Condon asked who is in charge of debris (downed tree limbs,etc) on the common waterfront area. Our bylaws state that each home owner needs to take care of the property in front of their home. All attendees agreed. Currently all homeowners are maintaining the grass along the waterfront. Per Tim if all homeowners wanted to hire someone to maintain the waterfront, dues would need to be increased.
The Board has researched adding an additional parking area along Boisen Loop. It would be located across from the Miller and Boisen properties on Association land. It was estimated to cost under $1000 to gravel and $2500 to pave. Lynn Ciani proposed adding new gravel to the original parking area and proceeding with excavating the new area. A motion was made and seconded. All attendees approved.
There are 2 dead trees along Boisen Loop on Association property. The Board will negotiate with Nolan Tree service to remove these dead trees.
We are required to maintain our 2 beaches. It was estimated that approximately 6 yards of sand would be needed to make the 2 beaches usable and presentable. Tim Moss will research the cost (approx $36 per yard plus delivery) and ensure this happens before winter.

There being no further new business, a motion was made by Don Sharp and seconded by Judy Bauer to adjourn the meeting. The members present unanimously approved. The Annual Picnic immediately followed.
